What a buyout is
Exclusive use of the resort for your wedding
A buyout means the resort is yours. Every one of the 50 rooms goes to your guest list, and nobody outside your wedding checks in for the weekend. The ceremony site, the lawn, the fire ring, the Forest Lounge and the wellness areas become part of your wedding rather than a shared hotel.
Couples choose a buyout for a few reasons. Some want privacy: no other guests watching from the pool during the vows. Some want the weekend to feel like a family gathering more than an event. Many simply have a guest list that fills most of the rooms anyway, and a buyout makes planning simpler than a large block.

The rooms
Fifty rooms to assign as you like
The 50 rooms break down into 28 king rooms, 16 double queen rooms and 6 suites with a kitchenette and a sofa bed. In a buyout you build the rooming list: parents in suites, the wedding party close together, families with young kids in double queens, friends paired up in kings.
| Room type | Count | Who it usually suits |
|---|---|---|
| King room | 28 | Couples and solo guests |
| Double queen room | 16 | Families, siblings, friends sharing |
| Suite (kitchenette, sofa bed) | 6 | The couple, parents, getting ready |
The weekend
Friday welcome, Saturday vows, Sunday send-off
Friday starts at 3 PM check-in. Guests drop bags, find each other on the lawn and drift toward the fire ring for a welcome evening with beer and wine from the Forest Lounge and food from your caterer. Out-of-town guests who flew into XNA, about an hour away, arrive through the afternoon.
Saturday morning is free: breakfast in downtown Eureka Springs, pickleball, a sauna round, the pool. The wedding party gets ready in the suites. The ceremony takes place under the pines in the late afternoon, then the reception moves to the lawn, to tables under our tent in the forest, and finally to the fire ring.
Sunday is slow. Coffee, a last cold plunge for the brave, goodbyes in the parking lot. Nobody had to drive after the reception, which is the part guests remember.

Planning
What the couple brings to a buyout weekend
The buyout covers rooms, grounds and the venue furnishings for the ceremony and reception. Because there is no restaurant, breakfast service or catering kitchen on site, food comes from a licensed caterer you hire (we can recommend local ones) or from restaurants downtown, five minutes away.
Couples also bring their photographer, officiant, florist, music and rentals such as linens and extra lighting (our tent is available to rent from us). The Forest Lounge serves beer and wine only, so the bar is beer and wine.
- Caterer for the wedding meal and any welcome dinner
- Our tent, available to rent (also the rain plan)
- Photographer, officiant, florist, music
- A rooming list for all 50 rooms
Who it suits
Is a buyout right for your wedding?
A buyout makes the most sense when your guest list would fill most of the resort anyway, when privacy matters, or when you want guests to feel they are at a family house party rather than a hotel. It also simplifies planning: one rooming list, one set of dates, one place for everyone.
A buyout is less necessary for a small wedding of 20 to 40 guests, where a room block usually covers everyone. If you are unsure, tell us your guest count and how many households are travelling, and we will suggest the setup that fits.
Couples planning a buyout often start a year or more ahead for fall dates. Spring, early summer and winter weekends tend to have more flexibility, and a Sunday to Tuesday or midweek buyout is also possible for couples with a flexible guest list.
- Guest lists of 40 to 60
- Couples who want privacy for the whole weekend
- Families travelling with kids and dogs
On the property
What your guests get to themselves
A buyout turns the resort's amenities into the wedding's amenities. The glass forest sauna and cold plunge, red light therapy, the outdoor seasonal pool, pickleball, ping pong, cornhole and the forest trails (open dawn to dusk) are there for your guests between events. Rooms are dog friendly.
Not sure you need every room? Compare a buyout with a room block on our group stays page, or see the small wedding venue option. The Eureka Springs wedding venue hub has every package side by side.

FAQ
Wedding buyout questions
What does a wedding buyout at Forest Springs Resort include?
A full buyout gives your wedding all 50 rooms and exclusive use of the grounds for the weekend: the ceremony site, the lawn, the fire ring, the Forest Lounge for your beer and wine bar, and the sauna, cold plunge, pool and courts for your guests.
How many guests can a buyout wedding have?
Weddings are for up to 60 guests. The 50 rooms (28 kings, 16 double queens, 6 suites) sleep a guest list of that size comfortably, with room for vendors or family who arrive early.
How much does a wedding buyout cost?
Contact us for pricing. A buyout is quoted by date, season and the number of nights. Send the inquiry form with your preferred weekend and we reply with availability and a written quote.
How many nights is a buyout weekend?
Most wedding buyouts run two nights, Friday and Saturday, with check-in at 3 PM on Friday. Some couples add Thursday so family and the wedding party can arrive early.
Who assigns the rooms in a buyout?
You do. With a buyout, the couple decides who sleeps where, and we work from your rooming list. Some couples cover every room; others ask guests to pay for their own room within the buyout. We can talk through both.
Is food included with a buyout?
No. There is no restaurant, breakfast service or catering kitchen on site. Couples hire a licensed caterer for the wedding meal and any other meals on property, and we can recommend local caterers. Downtown Eureka Springs is five minutes away for other meals.
What is the rain plan during a buyout weekend?
Our own tent, available to rent and set up in the forest for your tables. The ceremony and reception are outdoors, and there is no indoor space for 60 seated guests, so most buyout weddings reserve the tent from the start.
Can guests use the sauna and pool during the buyout?
Yes. During a buyout the glass forest sauna, cold plunge, red light therapy, outdoor seasonal pool, pickleball, ping pong, cornhole and forest trails (dawn to dusk) are for your guests.
How far ahead should we book a buyout weekend?
Buyouts take the whole resort for a weekend, so they are booked well ahead, especially for fall. Send your preferred dates and one or two alternatives with the inquiry form.
