A whole-property buyout sounds extravagant until you do the math. For a wedding weekend, a milestone birthday, an anniversary reunion, or a corporate retreat with 15 to 25 people, it's often cheaper per person than booking the same group across separate rooms — and the experience isn't comparable.

What "buyout" actually means

You rent the entire property. Every room, every common space, the sauna, the pool, the firepit. No other guests check in during your stay. The staff is there for your group only.

How to choose

Three questions:

How many beds, actually? Beds, not "sleeps." A property that "sleeps 25" usually means a few people on couches. Ask for a real bed count.
Where do you eat? Some buyouts include a chef. Some have a kitchen. Some assume you'll go into town. Decide what fits.
What's the common space like? If the only large gathering room is the kitchen, your group will feel cramped within a day.
